Site constraints and council requirements in New Zealand are making development increasingly demanding. The projects that hold their programme are the ones that front-foot the hardest problems at concept design — the flood overlay, the easement on the title, the stormwater condition — resolved at early design, long before they can put budget or programme at risk. The deeper judgment is shaping the best-value scheme from those conditions — turning constraints into features of the development.

Our developments range from 2-unit subdivisions to 200+ unit masterplans, where a single project can involve 20+ consultants.

We use AI-driven analysis at concept design to confirm the optimal typology, maximise yield, and set a robust consent strategy — with planning, civil, and structure coordinated in 3D before your project reaches site.

In a subdivision, a single design change carries flow-on effects through every other consultant's documentation. We manage those effects in parallel, with every consultant working concurrently, keeping your programme on schedule.

We stay close to the process — weekly check-ins with our consultant team and with council keep your project moving, from concept design through to consent approval.

You've found the site, and the vision is already exciting — morning sun in the kitchen, a lawn where the kids can run, summer dinners on the deck, and at the end of the day, a quiet corner that's just yours. Our job is to turn that picture into a built home — with you at every stage.

We stand on the site together — a drone hovering at the height of your future bedroom window, showing the exact view you'll wake up to — and we read how the slope and the planning rules shape what's possible.

From there you watch your home take shape: first the concept — position, form, layout, tested against your brief and your budget — then the detail, from window heights to cladding. The first photorealistic images of your home arrive within days, and a virtual reality walkthrough lets you stand inside it before a single pile is placed.

While you make the enjoyable decisions, we carry the technical ones — bringing in the planners, surveyors, geotechs and engineers your site requires, and working with council through to consent approval.

While studying architecture at the University of Auckland, Andy was already on the building site — as a carpenter and project manager, through every stage of a development. He went on to practise at L.W Architecture, Jasmax and Approach Architects before founding Edition Architecture in 2024.

Andy builds AI systems the way he once built houses: hands-on, focused on results and speed. That grounding is the foundation of Edition. The practice now runs a team of AI agents from design studies to consent documentation.
