Half Moon Bay
Bluewater is a coastal home organised around light and outlook. Living areas occupy the upper level to capture the water view across the marina, while bedrooms tuck into the landscape below, insulated from the street and cooled by planted banks.
The palette pairs white plaster with dark aluminium joinery for a calm, enduring presence that will weather the marine environment gracefully. Deep eaves shade the western glazing; a louvred pergola extends the living room into the prevailing afternoon sun.
The clients explored the design in virtual reality before documentation began, walking the main stair and testing kitchen sightlines at full scale. Decisions that usually surface during framing were resolved while they were still drawings, and the building consent was lodged with zero design changes pending — keeping the construction programme exactly where the builder priced it.
